www.YakimaValleyHome.com – Yakima Real Estate Market Overview – The housing market in Yakima today is very good. We have a great amount of inventory. I’ll put foreclosures on one side, I’d categorize them by themselves. What I would call people that are willing to sell whether it be who are MLS or sell by owner properties, we have a pretty good abundance of properties to sell. I am seeing a little bit of a lack of inventory in the 5000 to the 5000 range. But that is probably expected because that is one of our hardest hit beginner type homes or I think the actual average home price in Yakima is around 5000. People, if they’ll travel a little bit, and get outside the city limits 10 or 15 miles to Selah, Terrance Heights there is ample inventory of good rambler style homes and probably a fair amount of high end inventory out there for people who want something more upscale. The overall market itself I don’t think we can actually put a pinpoint on it right now and say there is any one given segment that stands out. It has been all over the board and I mean literally all over the board. Hard to track. Hard to figure out any rhyme to reason as to why people are buying homes in one price. I for example, last month closed a house at 0000, sold one at 5000 and put a manufactured home on at 7000 and sold it. Not really, and I say again, something we can pinpoint. You will have a good idea of how the homes listed are comparable to your property. You can look at the positive remarks of real estate agents to see what makes an “easy to show” category of home.

In Utah, properties listed usually have “average” condition, so this would be a good starting point. You don’t need to renovate in order to have an excellent condition, just enough to make your property comparable to other homes.

However, your property can increase its value and be more desirable by updating the interior designs. Renovating the interior of your house does not cost a lot; in many cases you can make a big difference for less than ,000, but the dividends can be tripled if you know the latest designs that buyers are looking for in a home.

Changing the color of your paint, getting a new carpet for your floor or counter tops on your kitchen will definitely go a long way when your property is evaluated for listings. You can start your renovation with small things that makes a big change in the over all look of the house. Renovation doesn’t have to dry your bank account, but rather increase the value of your property at a lesser price.
